experience, we are seeking a Director of Outlet Leasing who will
play a crucial role in managing our outlet leasing across Tanger's
portfolio through managing and building relationships with
prospective and current top national retailers. This position
provides geographic flexibility through Tanger's hub-and-spoke
model, allowing for remote work within a modern, Teams-driven
environment.About the Role:As Director of Outlet Leasing, you will
be responsible for developing and executing strategies to drive the
leasing of space within our portfolio of Tanger outlet centers
across the U.S. and Canada. You will focus on cultivating and
managing relationships with top national retailers, leading leasing
efforts across multiple assets, and overseeing new development
leasing. Your role will be key in identifying and pursuing business
opportunities with strategically targeted retailers, contributing
to Tanger's growth and success in the retail sector.How you will
contribute to what we do:
- Identify, quantify, originate, and negotiate terms and
conditions of both new deals and renewals with national retailers
within Tanger's outlet shopping center portfolio.
- Facilitate communication between tenant, broker, leasing,
legal, and tenant coordination to ensure that necessary work to
execute lease is completed in a timely manner.
- Negotiate commission agreements with outside brokers, obtaining
approval from Senior Leadership as needed.
- Manage deals through the lease negotiation process negotiating
business issues, facilitating the exchange of comments and
resolving issues in a timely manner to ensure on time delivery of
spaces or execution prior to critical dates.
- Fully document the nuances of each prospective deal. Regularly
communicate with Senior Leadership and other functional areas of
the Company to ensure accurate understanding and alignment of all
deals.
- Identify brands that have ability to scale both regionally and
nationally and leverage retail business acumen and established
industry relationships to make connections that lead to portfolio
growth and expansion.
- Maintain understanding of current retail and ecommerce trends
and leverage market trends and insights to best position Tanger's
outlet assets with the highest performing and most relevant
retailers.
- Maintain robust list of target prospective tenants, ensure
database information is accurate and up to date, maintain notes on
all conversations and attempts to reach contacts and establish
system for routine follow ups.
- Maintain the confidentiality of records, contracts, files,
correspondence, and all matters in which this role is
involved.
- Attend ICSC convention meetings to develop and maintain tenant
contacts and promote leasing opportunities.
- Manage the budgeting and forecasting of all permanent rental
income for assigned outlet centers to maximize revenue and minimize
downtime.
- Maintain accurate budget and re-forecast information and ensure
budgets reflect the projected leasing activity and timing.
- Maintain a deep understanding of the annual budget, quarterly
EBITDA statement, leasing activity and related critical dates,
tenant sales and trends, monthly traffic comps, market, trade area,
and customer demographics for each assigned asset property.
- Ensure leasing activities align with strategic merchandising
goals and direct placement of tenants to ensure proper
merchandising is achieved.
- Act as an owner of your portfolio assets and as a project
manager in strategic projects and centers with re-merchandising
goals.About You:
- You have a bachelor's degree in business management, real
estate, or a related field. It is preferred that you have an MBA
and knowledge of the outlet industry.
- You bring over 10 years of experience in leasing and
sales.
- You have a strong background in landlord-side leasing.
- You reside in central or eastern US. Candidates who live west
of TX will not be considered.
- You pose a desire and sense of urgency to travel up to 50% of
the time and meet tenants in their offices to conduct in person
portfolio reviews.
- Meet and exceed KPI Standards of the leasing team which
includes Quality, Quantity, Leasing Spreads, Cycle Time, and
Effort.
- You have a strong ability to form productive and mutually
beneficial inter- and intra- departmental relationships to achieve
leasing and company goals.
- You have a proven ability to execute in a fast paced, high
demand, environment which balancing multiple priorities.
- You have a high level of competency around financial terms,
advocating for Tanger's position and asserting influence through a
strong command of business points to negotiate the best possible
outcome for Tanger.
- You have an in-depth knowledge of merchandising, deal
structure, and lease terminology.
- You have excellent negotiation and closing skills.
- You have a proven track record of being self-motivated and have
strong analytical skills.

DisclaimerThe base salary range represents the low and high end of
the hiring range for this position. Actual salaries will vary
depending on factors including but not limited to location,
experience, and performance. The range listed is just one component
of Tanger's total compensation package for employees.Hiring
